Anaheim has a denser concentration of commercial property than anywhere else in Orange County, and wildlife problems on those sites are rarely just wildlife problems. They are liability, brand and compliance problems with an animal attached. A skunk under a restaurant patio, pigeons over a hotel entry or coyotes crossing an HOA greenbelt all have consequences well beyond the animal itself.

What commercial work actually involves here

The animal is usually the smallest part. On a commercial site the real work is finding out why the property is attractive and what about the building lets them in, because unlike a house these problems recur on a schedule if the underlying condition is not fixed.

Shared trash enclosures and grease areas are the single most common driver in the Resort District and along the restaurant corridors. Loading docks and roll-up doors left open during operating hours are the second. On industrial and warehouse sites it is open rafters, roof void access and gaps at the base of the building envelope. In HOA communities it is common-area landscaping, slope maintenance and residents feeding animals, which is a governance problem as much as a wildlife one.

We survey the whole site rather than the one location where somebody saw something, because on a property of any size the reported sighting and the actual harbourage are usually not in the same place.

Working around an operating business

Most of our Anaheim commercial work happens around somebody else’s schedule. Hotels and restaurants in the Resort District cannot have equipment in guest sightlines during service. Event venues have hard blackout windows. Warehouses need aisles clear. HOA common areas need residents given notice.

We plan around that rather than asking you to plan around us, including early morning and after-hours work where the site requires it. On multi-building or phased sites we sequence the work so the highest-exposure areas are addressed first rather than working geographically, because the guest entry matters more than the back fence.

The compliance points that matter on a commercial site

We do not apply pesticides, rodenticides, avicides or bait on any job. For a commercial client that is usually an advantage rather than a limitation. Poison creates dead animals inside wall cavities and roof voids on a property where you cannot simply cut the wall open, and secondary poisoning is a genuine reputational exposure for any brand with an environmental commitment. Our work is trapping and physical exclusion.

Birds carry a legal dimension worth flagging early. Pigeons, starlings and house sparrows are not federally protected and can be excluded year round. Cliff and barn swallows are protected under the Migratory Bird Treaty Act and their active nests cannot legally be disturbed, which puts the liability on the property owner if a vendor does it anyway. We identify species before quoting and schedule around the nesting window.

On trapping, every trap we set is checked at least once every 24 hours. Where 14 CCR § 465.5(g)(2) applies it requires trapped animals to be handled in accordance with state regulation rather than relocated, and we will put that in writing for your board rather than leave it vague.

Insulation replacement, roofing, membrane repair, wood repair, structural work and electrical are not. Commercial wildlife pressure across Anaheim

The Resort District and the Convention Center area generate the highest volume, and it is concentrated in pigeons and rodents, both driven by continuous food availability and large flat rooflines. These are also the properties where a wildlife issue becomes customer-facing fastest, which tends to compress the timeline.

North Anaheim’s industrial corridor runs heavier on rodents and structural entry, where warehouse envelopes, loading bays and open rafters give access that residential construction does not. The Platinum Triangle’s newer high-density product concentrates problems on shared enclosures, parking structures and signage. Anaheim Hills HOA communities are a different profile again, weighted toward coyote management, gophers on association slopes and raccoons on canyon-edge buildings, and those engagements are usually programs rather than single visits. Questions we actually get asked

Our management company needs documentation for the board. What can you provide?

A written site survey covering species, entry points, harbourage and contributing conditions, a scope of work with pricing and a clear statement of what falls outside our licensing, certificates of insurance, our CDFW trapping license and individual technician licenses, and service records for each visit. Boards generally want to see that a decision was made on evidence and that the vendor is properly licensed, so we write the survey to be read by someone who was not on site.

We are a restaurant and cannot have trapping equipment visible during service. Is that workable?

Yes, and it is normal for us in the Resort District. We schedule around service hours, place equipment out of guest sightlines, and where the situation requires it work early morning or after close. The 24-hour trap check requirement is not negotiable, so we build the visit schedule around your operating hours rather than the other way round. Tell us your constraints at the survey stage and they go into the scope.

Our HOA has a coyote problem across the whole community. Do you handle something that size?

Yes, and at community scale the work looks different from a single property. Coyote management only works when it is coordinated, so the core of it is a hazing program the residents actually run consistently, combined with attractant removal across common areas and an assessment of perimeter fencing where the community backs open space. We train residents, supply consistent material so everyone is doing the same thing, and follow up.
