Why San Pedro has a rodent problem
San Pedro has three things that together make it one of the harder rodent environments in the region. Old housing stock, much of it pre-war and built into hillsides with crawl spaces and stacked construction. Steep terrain with retaining walls and slopes full of voids. And the port and industrial corridor along the waterfront, which is a permanent rodent reservoir independent of anything happening in the neighborhoods.
Hillside homes here are especially tricky. When a house is built into a slope, the crawl space, garage and living area often connect in ways that are not obvious from inside, so rodents move between levels without ever going outdoors. Sealing the obvious entry point and leaving the rest is how you end up with the same problem two months later. We inspect the whole structure, including the parts that require getting dirty.
Roof rats and Norway rats are not the same problem
Which one you have determines where we look and what we seal, so it is the first thing we establish.
- Roof rats are the common one across Los Angeles and Orange County. Slim, dark, with a tail longer than the body. They are excellent climbers and live high, in attics, wall voids, palms and dense landscaping. If you hear scratching or running overhead at night, it is almost certainly roof rats.
- Norway rats are heavier and blunt-nosed with a shorter tail. They burrow, and they stay low, in crawl spaces, under slabs, along foundations, near sewer and drain lines. Their damage shows up at ground level.
- House mice get in through much smaller openings and reproduce faster, so a small mouse problem becomes a large one quickly. A mouse only needs a gap the width of a pencil.

We inspect the structure to find every viable entry point, and there are usually more than people expect, since a roof rat gets through an opening the size of a quarter and a mouse through far less. We seal those openings with materials rodents cannot chew through, rather than foam or mesh that buys a season. We remove the animals already inside by trapping. Where droppings and nesting have contaminated insulation, we handle the cleanup, because rodent waste in an attic is a genuine air-quality issue and not just an unpleasant one.

What to do before we get there
Nothing dramatic, but a few things genuinely help. Stop putting bait out, because a rodent that dies inside a wall is a problem we then have to find. Pick up fallen fruit and pet food left outside overnight. Trim branches that touch the roofline, since that is a bridge. And note where and when you hear activity, because the timing and location tell us a lot before we ever open the attic.
